Don't Call the Phone Number On the Sign or in the Ad.
When you call the phone number on a real estate sign that's in front of a home that is for sale, or when you call the phone number of the realtor advertising a property in one of the real estate books or in the newspaper you are calling the listing agent. That person's job is to represent the seller of the property and to get the highest possible price for that home. When that agent shows you the home they are not looking out for your best interests and trying to get the best deal for you. More likely they are interested in selling that home and earning the full 6% commission that the seller is paying.
Wouldn't it be better to have a real estate agent working just for you? That is the function of a Buyer's Agent. And since a buyer's agent typically is paid by the brokerage firm that has the property listed, it doesn't cost you anything extra.
